A large number of Americans have been taught that the path to success is to get a good education and then get a good job. An extension of this idea is to become a “professional” — a doctor, dentist, accountant, lawyer, etc. What do these two groups have in common? Both groups are “employees,” that is, they work for someone else. Sure, the “professionals” are likely compensated at hourly rates which are usually quite high, but still they are employees. But wait! Many of the “professionals” have their own practices; they are self-employed, you say. True. But all that means is that they have multiple “employers,” whom we usually refer to as patients or clients. A self-employed professional is still “just” a highly compensated employee. What else do these two groups of Americans have in common? The vast majority are not creating real wealth. Most Americans work hard to support themselves and their families; many also try to put something aside for retirement. “Putting something aside for retirement” often means giving their investable cash to an investment manager at a retirement fund. Through automatic payroll deductions, this investable cash disappears into the Black Hole Retirement Fund. Then, the stock market “dips” and “poof” — a sizable percentage of money they had invested for retirement is gone, never to be seen again. Many Americans, being a smart and entrepreneurial, have figured out, not only that the Black Hole Retirement Fund strategy does not work, but also that investing in real estate is an excellent method for creating real wealth. A weekday evening visit to any real estate investment association (REIA) meeting across The Fruited Plain will immediately bring one into contact with tens, sometimes even hundreds, of Americans who, after having worked hard all day, are spending their evening, not relaxing and doing something entertaining, but instead, are learning about real estate investing and expanding their network of real estate investor contacts. What are all these REIA attendees being taught? They’re being taught all of the traditional methods for finding good real estate investment deals. They are being taught different techniques — in many instances, dozens of techniques — for finding deals, finding a small and dwindling number of deals. These tens and hundreds of potential real estate investors at each REIA meeting become hundreds and thousands (and tens of thousands!) of real estate investors, all of whom are chasing the same, small number of deals. Although traditional methods of real estate investing have their place — there is nothing wrong with (most of) these methods — a better way does exist.
